Every operator we talk to wants more direct bookings. Most of them don’t have a direct booking site worth sending a guest to. Some have a template site that hasn’t been touched since launch. Some have a booking engine page that looks nothing like their brand. Plenty have nothing at all, and give repeat guests a phone number.

That gap is expensive. A guest who loved their stay and wants to come back has to book somewhere. If the easiest place is Airbnb, that is where the booking goes, commission and all.

Today we’re introducing Yada Sites: a direct booking site for every brand on Yada, built automatically from the listings you already have.

What Yada Sites is

Yada Sites is a booking website that builds itself. Connect your PMS to Yada, which you’ve already done if you use Yada for messaging or marketing, and every listing becomes a page on your site: photos, bedrooms, bathrooms, how many guests it sleeps, amenities, nightly rates and availability.

Your site is live at yourbrand.yadasites.com the moment you create it. When you’re ready, point your own domain or a subdomain like book.yourdomain.com at it, and we take care of the certificate.

It uses the logo and brand color you set once in Brand settings. Run more than one brand? Each brand gets its own site, with its own listings and its own domain, all managed from one Yada account.

Diagram: your PMS (Guesty, Hostaway and more) sends listings, photos, rates, minimum stays and availability to Yada, which adds your logo, brand color, Airbnb price difference, widget and loyalty program, and publishes a booking site per brand at yourbrand.yadasites.com with a page for every listing, search by dates and guests, and live prices with what booking direct saves.

Built from your listings, not by you

The hard part of a direct booking site was never the design. It’s keeping it right. Rates change, a new listing comes on, photos get reshot, a calendar fills up. A site you maintain by hand drifts out of date in weeks, and a guest who finds a wrong price or a booked date rarely comes back to check again.

Yada Sites reads from the same listing data Yada already syncs from your PMS. When something changes there, it changes on your site. There is no second copy of your inventory to keep in step. Every listing page shows:

  • A photo gallery from your PMS

  • Bedrooms, beds, bathrooms and how many guests it sleeps

  • The full amenity list

  • Nightly rates, starting from the lowest price in the next 90 days

  • A date picker that only lets guests choose nights that are actually free

Real availability, real prices

Guests can search the whole site by dates and party size, and only stays that are free for those dates come back. On a listing page, they pick dates and see the price of their stay straight away: the nightly rate, the number of nights and the total.

If the dates are taken, or too short for your minimum stay, the page says so plainly, before a guest gets halfway through a booking. Cleaning fees and taxes are added at checkout, and the page says that too.

A reason to book direct, on every page

Most direct booking sites ask guests to trust that booking direct is better. Yada Sites shows them.

In Website settings, you tell us how much higher your Airbnb prices run once Airbnb’s fees are included. Say it’s 15%. Every listing then says “Book direct and save 13% vs Airbnb,” and when a guest picks dates, they see the same nights at your Airbnb price next to your direct price, and exactly what booking direct saves them.

Four nights at $450

Price

Book direct on your Yada Site

$1,800

Same nights on Airbnb (15% higher)

$2,070

Booking direct saves the guest

$270 (13%)

Why 13% and not 15%? Guests compare against the price they would otherwise pay. $270 is 15% of your direct price, but 13% of the Airbnb price, and that is the honest way to put it.

Illustration of a Yada Sites listing price card: from $450 a night, book direct and save 13% vs Airbnb, $450 times 4 nights is $1,800, the same nights on Airbnb cost $2,070, and booking direct saves the guest $270, with fees and taxes added at checkout.

You set the number, and if you leave it blank, the comparison stays hidden. We would rather show nothing than show a guest a saving that isn’t real.

Every visitor stays yours

A direct booking site that only takes bookings misses most of its visitors. Most people who land on a rental site aren’t ready to book yet. They have a question, they are comparing dates, or they are planning a trip for next year.

Every Yada Site comes with your Yada widget built in. Visitors can ask you a question in chat, check dates and join your loyalty program. Every guest who reaches out becomes a contact in your Yada guest database, where your journeys and campaigns can pick up the conversation.

That is the difference between a booking site and a direct booking channel. The site captures the guest. Yada brings them back. It is the same idea behind owning your customer rather than chasing direct bookings one checkout at a time.

Found by search engines

Every site publishes a sitemap, and each listing page carries the structured data search engines read for vacation rentals: photos, location, how many guests it sleeps, bedrooms, bathrooms and amenities. Your brand is described as a lodging business, with your phone number and email.

How booking works today, and what’s next

Today, when a guest presses Book, Yada Sites sends them to the booking link you already have for that listing or brand, passing their dates along where the link supports it. If you don’t have one, the button becomes Request to book and opens an email to you with the listing and dates filled in, or calls your phone number.

Next is native checkout: guests book and pay without leaving your site. The reservation is created directly in your PMS, and the guest is charged through your PMS’s own payment processor, the same one that handles your bookings today. Yada is never the merchant of record, so payouts, refunds and taxes stay exactly where they are. We’re starting with Guesty, then Hostaway.

Getting started

  1. Make sure your PMS is connected to Yada and your listings have synced.

  2. Set your logo and brand color in Brand settings.

  3. Open Website settings, pick a brand and create its site.

  4. Optionally, set your Airbnb price difference and connect your own domain.

Yada Sites is rolling out to Yada customers now. To get it on your account, or to see it built from your own listings first, book a demo and we’ll walk you through it. You can also read more on the Yada Sites page.
