Using the Billboard Effect to Build Your STR Brand on OTAs

Your listing on Airbnb, Vrbo, or Booking.com isn't just a place to collect bookings. It's a billboard for your brand. The key is to use every available touchpoint to signal that your property is part of something bigger, something guests can connect with beyond the platform.

Start by consistently using your brand name in your listing titles and descriptions. Phrases like "by Henry House Stays" or "presented by [Your Brand]" make it clear that this isn't just a random property. It's part of a recognizable brand. When potential guests scroll through dozens of listings, that repetition creates familiarity and curiosity.

Within your listing, mention that you offer savings codes and invite guests to DM you on Instagram or another social channel. This is perfectly within platform rules and creates an off-platform connection. Once someone sends that DM, you have a one-on-one relationship where you can share phone numbers, email addresses, and discount codes that save them money compared to booking through the OTA.

You can also promote your Google reviews within your listing. When guests see that you have 150 five-star reviews on Google, they're likely to search for your property by name. That search leads them to your website, your social media, and all the other places where you control the narrative.

Think of your OTA listing as the top of your marketing funnel, not the end of it. Every element should guide guests toward a direct relationship with you.
